If you’re thinking about buying a home around the $500,000 price point in Delaware County or nearby areas like West Chester, you’re probably wondering…

What does that actually get me right now?

The answer? It depends — a lot — on where you’re looking.

I’m in the market every day, and I can tell you firsthand that $500K can still get you a great home… but expectations need to be aligned with reality.

Let’s break it down.
 
The Big Picture Right Now

Before we get into specific towns, here’s what you need to know:
  • Inventory is still very low
  • Well-priced homes are still getting multiple offers
  • Many homes are still selling over asking price
  • Buyers need to be decisive and prepared

So while $500K is a strong price point, you’re still competing.

What $500K Looks Like Depending on the Area

Springfield

At this price point, you can get a single-family home in Springfield — which is a huge plus.
For example, a home like 208 Parham offers:
  • Around 1,700 sq ft
  • 3 bedrooms, 2 baths
  • Updated kitchen and classic features
But here’s the reality:
  • Some homes at this price may still need updates
  • The most updated homes will move fast (and likely over asking)
Springfield is competitive because of the school district and location, so buyers need to move quickly here.

Drexel Hill

This is where $500K can stretch a bit further.

A home like 908 Roberts shows what’s possible:
  • Around 2,500 sq ft
  • 4 bedrooms, 2.5 baths
  • Finished basement and updated features
In Drexel Hill, you’re more likely to find:
  • Larger homes
  • More move-in ready options
  • Better value for the price
This is a great area for buyers who want space without pushing their budget higher.

Media

Media is where things start to get tighter at this price point.

A home like 601 Vernon might offer:
  • 5 bedrooms
  • Great location near downtown
  • Solid condition but room for personalization
But here’s the catch:
  • You may sacrifice updates (like central air)
  • Homes may have been on the market longer depending on condition
  • Competition is strong due to the location and lifestyle
You’re paying a bit of a premium to be in Media.

West Chester / Glen Mills Area

This area really shows the range of what $500K can mean.

For example:
  • 220 W Boot Rd is a ranch on a large lot in West Chester — great space, but being sold as-is and may need work
  • 129 Locksley Rd in Glen Mills offers over 2 acres, but clearly needs updates and is more of a “build equity” opportunity
What this tells you:
  • You can get land and privacy
  • But often at the cost of updates or condition
This is ideal for buyers open to doing work.

First-Time Buyer vs Move-Up Buyer

This is something I talk about with clients all the time.

If you’re a first-time buyer, $500K can get you a lot:
  • A solid single-family home
  • Good space
  • A great starting point
If you’re trying to go from a starter home to your forever home, it can feel more limiting:
  • You may want more updates, space, or location
  • And that’s where you start bumping into budget constraints
Expectation vs Reality

One of the biggest things I see right now:
Buyers think $500K will get them a fully updated, move-in ready home in any town they want…
But in reality:
  • You may need to compromise on condition
  • Or location
  • Or size
And that’s completely normal in today’s market.

My Advice If You’re Buying Around $500K

  • Be open to a couple different areas
  • Decide what matters most (location vs condition vs size)
  • Be ready to act quickly when the right home hits
  • Work with someone who can guide you through strategy (this part matters more than ever right now)
